ABOUT THE COMPANY
Grandholm Gruppen AB was founded in 2012 with the objective of creating of long-term real estate business through investments in property, as well as real estate related companies and projects. Our company currently has a portfolio of either fully owned or jointly owned properties as well as indirect ownerships in operating companies and funds. Some of these are described below.
Stadsdelscentrum
Currently, Grandholm’s direct properties are primarily located in the greater Stockholm region. Grandholm has full ownership or part-ownership of eight urban necessity centres in the region. The necessity centres in Näsbypark, Saltsjöbaden, Viksjö, Ekerö and Rondellen in Upplands Väsby are jointly owned with our joint venture partner NREP, through the company Stadsdelscentrum Holding AB. In addition Grandholm is the majority owner of two properties in Brommaplan next to the metro. This is jointly owned with Revelop, who also manages those properties. In Salem, Grandholm is the sole owner of the Salem necessity centre. Grandholm’s portfolio of urban necessity centres comprises a total of about 70,000 square metres of leasable space, where roughly 90% of the leasing income comes from services, health and care facilities, restaurants, grocery retail, and municipal/state tenants. Our urban necessity centre portfolio contains plans for the construction of new residential homes on owned land in a total area of approximately 60,000 m2.
BrickHouse Bostad
Grandholm has a 33% ownership in the residential development company BrickHouse Bostäder AB. BrickHouse currently has approx. 70,000 m2 for ongoing and planned construction of rental housing in Täby, Tyresö, Sollentuna and Stockholm municipality. In addition, Grandholm owns about 40,000 m2 of building rights in Kalmarsand, Bålsta with plans for the development of residential property by Brickhouse.
Revelop
Since autumn 2021, Grandholm has been a co-owner of Revelop AB. Revelop is a leading manager of real estate funds that has successfully managed funds since 2004. Revelop has nearly 50 employees and invests in locations where the company can create positive change by refining and developing properties with a distinct focus on sustainability. The company is ranked as one of the world’s best performing real estate fund managers in terms of stable performance over time. The real estate portfolio comprises over 600,000 square meters and is valued at nearly 10 billion Swedish kronor.
Through Grandholm’s investments in Revelop’s funds, Grandholm has exposure not only to the Stockholm market but also to the real estate markets in Gothenburg and Malmö.
Corporate governance
Grandholm’s management team, composed of Tomas Otterud and Anders Åström, has solid experience with real estate and institutional asset management from companies such as JM, Alecta, Prudential of America, Aberdeen Asset Management and Credit Suisse. Tomas and Anders have been working together since 2001, when they founded Aberdeen Asset Management’s real estate related funds from fund operations in Europe and Asia. Here they managed assets in the amount of € 3 billion. After their time at Aberdeen, they were given global responsibility for Credit Suisse’s real estate related funds from fund operations which they ran until 2010.
From 2015 to 2020, Tomas was also an advisor for one of Europe’s largest and most highly regarded private equity real estate fund managers, London-based Tristan Capital Partners.
Anders clearly has the real estate sector in his blood, as his grandfather, Bertil Tvärnstedt, built up a real estate portfolio during his years as a contractor. This portfolio remains in the family’s possession to this day, and Anders’ mother, Monica Åström, who has been an active property owner throughout her life, is also a partner in the Grandholm Group’s subsidiary, Grandholm Fastigheter AB.
In charge of operations for the Grandholm Group is Andreas Hyltefors. Andreas has extensive experience from the real estate world through his employment with Ernst & Young, Öhman Fondkommission, Aberdeen Property Investors, and Keosve Management. Andreas is currently actively involved in Paliro Asset Management and Praktikertjänst Fastigheter, where he is a board member.
